What Kiawah & Seabrook is built from

Two gated resort islands about twenty-five miles south-west of the city down Bohicket Road, built out from the 1970s in maritime forest behind the dune line. Large single-family houses, villas and cottages set among golf courses under a dense canopy, with controlled access at the gate and a rental-management office on each island.

Second homes almost entirely, most of them in professional rental management — occupied by their owners for a few weeks a year and by guests for a great many more. The ownership pattern is nothing like Mount Pleasant’s: the person who chose the rug is rarely the person standing on it.

The Kiawah & Seabrook problem

The changeover day is what wears these rugs out, and it is invisible because it is routine. A managed house turns over on a fixed afternoon and a housekeeping crew has a few hours to reset the entire building, which means every hard floor gets wet-mopped, quickly, and the rugs get walked across while the floor around and under their edges is still wet, then furniture goes straight back on top of them. A wool rug laid on a floor that was mopped an hour ago is taking water from underneath, and in a letting season it does that once or twice a week rather than once. Nothing dramatic happens at any point; the foundation simply never gets a genuinely dry stretch, and the edges nearest the doorways — where the mop reaches most often — are the first to go soft. The other thing about a managed house is the owner’s closet: the locked room where the personal things live for eleven months of the year. That is where the good rug goes, rolled, and it is usually the one part of the house that is not on the main cooling zone.
