What Harleston Village is built from
West of King between Calhoun and Broad, running down to Colonial Lake and the Ashley. A dense mix of frame and stucco-over-brick single houses, 1840s tenements, and later infill, with the College of Charleston at the north end. Almost all of it sits inside the Old and Historic District, so work on these buildings is reviewed before it starts and the neighborhood is under near-permanent renovation.
Owner-occupiers, long-tenured tenants and college households on the same block, and at any given moment a good share of these houses are mid-project — a room open, a scaffold up, a contractor’s van at the kerb for six months.
The Harleston Village problem
Renovation dust is not ordinary dust, and here it is the defining problem. Work on these buildings takes old lime plaster, lime mortar and stucco off walls and ceilings, and the fines that come off them are alkaline and hard-edged rather than soft and neutral. Wool wants a mildly acidic environment, so alkaline fines sitting down against the knots are working on the fibre rather than simply sitting on it, and a vacuum lifts the loose fraction and leaves the rest exactly where it is doing that. Wiping at it is worse: a damp cloth turns plaster fines into a thin slurry that sets in the base of the pile and stiffens it. The other thing here is the stair. A single house is one room wide with a stair hall running its full height, and that hall behaves like a flue — warm, moist air rises up it all day and the rooms on the top landing sit in it. Which is why in one of these houses the rug that shows damp first is very often the one furthest from the ground, not the one nearest it.
